These terms govern your use of estatevida.com, operated by the Estate Vida Team of Tampa Bay (“Estate Vida,” “we,” “us”), a real estate team brokered by Realty One Group MVP. By using this site you agree to them. If you don’t, please don’t use the site.

Listing data and IDX

Property information on this site comes from Stellar MLS and is provided for consumers’ personal, non-commercial use. It may not be used for any purpose other than identifying prospective properties you may be interested in buying. Listing data is deemed reliable but is not guaranteed accurate by the MLS or by Estate Vida. Listings may be sold, withdrawn, or price-changed without notice. Square footage, lot size, room counts, HOA and CDD figures, school assignments, and flood zone designations should be independently verified.

Estimates, calculators, and market data

Our home valuation, mortgage, closing-cost, HOA and CDD tools produce estimates. They are not appraisals, loan commitments, title commitments, or tax advice, and Estate Vida is not a lender, an appraiser, a title company, a property manager, or a licensed financial or legal advisor. Market figures reflect the data available at the time of publication and change constantly. Do not make a financial decision on a number from this site alone.

No agency relationship from browsing

Using this site, saving a listing, or submitting a form does not by itself create a brokerage or agency relationship. A representation agreement is established only in writing. If you are already represented by another broker, this is not a solicitation.

Communications

If you give us your phone number or email, you agree we may contact you about your inquiry, including by text. Message and data rates may apply. You can opt out at any time by replying STOP to a text or using the unsubscribe link in any email. How we handle your information is covered in our Privacy Policy.

Content and intellectual property

Original writing, photography, datasets, and design on this site belong to Estate Vida. Our HOA and CDD fee datasets are compiled by us from MLS records and are published for consumer research. You’re welcome to cite or link to them with attribution; please don’t scrape or republish them wholesale. MLS listing content and photography remain the property of their respective owners.

Accessibility

We aim to meet WCAG 2.1 Level AA and to keep this site usable with a keyboard and with assistive technology. Accessibility is ongoing work, not a finished state. If any part of this site is difficult for you to use, email ryan@estatevida.com or call (813) 535-5821 and we’ll help you directly and fix the problem.

We link to lenders, inspectors, local businesses, and public data sources we think are useful. We don’t control them and aren’t responsible for their content or practices. A link is not an endorsement or a guarantee.

Disclaimer and limitation of liability

This site is provided “as is” without warranties of any kind. To the fullest extent permitted by Florida law, Estate Vida and Realty One Group MVP are not liable for indirect, incidental, or consequential damages arising from your use of the site or reliance on its content.

Changes and governing law

We may update these terms; the “last updated” date above will change when we do. These terms are governed by the laws of the State of Florida, and any dispute will be handled in the state or federal courts of Hillsborough County, Florida.
