A 2.65-acre entitled parcel is not a house. It draws no weekend traffic, it doesn't appraise off three comps down the street, and most buyers shopping Wesley Chapel aren't equipped to underwrite one. It had been sitting 81 days.

    We asked the county about the easements, in writing

    The survey showed 30-foot easements crossing the parcel, and an easement changes what you can and cannot do with the land you are paying for. We emailed Pasco County directly and got the answer in writing: transportation and utility easements, nothing may be installed in them. From the county, not from the listing agent, and into the file it went.

    We caught the survey error before it became a title problem

    The surveyor had misspelled both buyers' names. A small thing now, a title problem later. Corrected with the title company the same afternoon.

    We ran the lien search to ground

    Clean on everything that matters: no code enforcement, no permitting issues. Outstanding taxes were flagged and collected at closing, and the overhead wires crossing one corner went to the buyers in writing before they were committed.

How it ended

The lender and title moved faster than anyone expected, clear to close came early, and the deal closed October 2, ahead of schedule. Their lender came to the closing table in person.

Land deals are won in due diligence, not in the offer. The 81 days everyone else read as a warning was the opportunity.
